What is a measurement or floorplan service?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement service work?

During a home measurement or floorplan service, an appraiser takes measurements of your home with a measuring tool — generally a tape measure or laser measuring device. As they move around the house, they note the layout of the rooms and other features, like closets, entryways, and pantries. They might draw a rough sketch of the property. Then, the appraiser types up a report and a more detailed sketch showing the total square footage and the overall layout of the house. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service required?

Property taxes

Property tax records frequently reflect incorrect square footage because the values can come from several sources, and sometimes go unproven — meaning you may be paying for more square footage than you actually own! Unless a certified appraiser has recently executed a valuation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Putting a property up for sale

A measurement service can secure fair market value for your house. Square footage is one of the biggest elements potential buyers examine when purchasing a home — but since these values are often estimated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of the home as well as the number of interested buyers. The only dependable method of using an accurate GLA when listing your home is to refer to a previous appraisal or measurement service performed by an appraiser (after any updating that might have affected square footage).

Material for real estate agents

To make certain that your client's property sells at a price that accurately reflects market value, we suggest asking for a floorplan service for the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tactic to attract potential buyers because they can review the layout and attributes of the property before and after a tour.
